Smart DigiBuild: a smart building platform developed for Four Corners Technology

We design and develop Smart DigiBuild, the smart building platform of Four Corners Technology (4CT): one multi-tenant platform for washrooms, visitors, parking, workspaces and sensor data, with an API, back office, customer portal and Flutter app.

  • NestJS
  • Next.js
  • Flutter
  • MongoDB
  • AWS
  • TanStack
  • next-intl
  • Docker

01

The challenge

Facility operators juggle separate tools for every task: one portal for washroom sensors, another for visitor registration, a spreadsheet for parking permits and a booking tool for desks. Each tool has its own users, its own data and its own reports. When a client asks "how did the building perform last month?", someone spends a day copying numbers.

Four Corners Technology (4CT) had delivered several of these systems individually, with us as development partner, including the smart washroom platform and the ALPR parking module. The same building blocks appeared again and again: tenants, sites, floors, zones, devices, users, tasks and alerts. The challenge: turn those projects into one product that 4CT's new customers can use without a custom build.

02

What we built

Smart DigiBuild (SDB) is built as one platform with four applications:

  • API: the single source of truth for tenants, sites, floor plans, devices, tasks and events, with role-based access control and an audit trail.
  • Back office: where the operator's team and partners configure tenants, sites, floor plans, devices and modules.
  • Customer portal: where facility managers see live dashboards, reports and SLAs for their buildings, in German and English.
  • Flutter mobile app: for staff on site, with tasks, check-ins, photo proof and push notifications.

Modules plug into this core: Washroom operations, Visitors (pre-registration, QR check-in, host notifications), Parking/ALPR (plate recognition and permits) and Workspace (desks and rooms). A customer can start with one module and switch on more without migrating data.

03

Architecture & stack

The platform was designed in documented layers, each approved before implementation: domain and data foundation, service and AWS runtime, API and event contracts, security and DevSecOps, application architecture, and data persistence.

  • Data: MongoDB with a tenant-aware domain model (tenant → site → building → floor → zone → asset) and a master floor plan that every module shares.
  • Services: a TypeScript API with versioned contracts, background jobs for alerts and reports, and an event stream for device data.
  • Frontends: two Next.js applications (back office and portal) with next-intl, TanStack Query and TanStack Table, sharing a design system.
  • Mobile: one Flutter app for all modules.
  • Runtime: AWS with containerised services, infrastructure as code and separate environments for development, QA and production.
  • Security: threat modelling, an application security control matrix and least-privilege access for every role.

04

The outcome

SDB turns what used to be separate custom projects into configuration. The washroom module already runs in production at a large international airport, and the parking module builds on the ALPR engine we developed. 4CT's customers get a platform tested in demanding environments, with faster rollouts, one login for every role and one report for the whole building.
