IoT smart building software

Buildings that tell your team what needs attention, right now.

Facility teams manage hundreds of rooms, gates and assets with clipboards and fixed rounds. We connect sensors and cameras to software that shows the state of every washroom, car park and workspace on one screen and sends the right person at the right time. Smart DigiBuild, our modular platform, is already running at a large airport.

At a glance

Typical timeline
Pilot zone: 6–10 weeks. Site rollout: 3–6 months.
  • MQTT
  • Edge PCs
  • LoRaWAN
  • RTSP cameras
  • Node-RED
  • NestJS
  • FastAPI
  • PostgreSQL / TimescaleDB
Who it is for

For facility management companies, airports, transport hubs, campuses and property owners who want data-driven operations instead of fixed schedules.

Problems we solve

  • Cleaning and maintenance follow fixed rounds, not actual usage.
  • Complaints arrive before your team knows something is wrong.
  • Sensor vendors each come with their own isolated dashboard.
  • You cannot prove service levels to your client with data.
  • Visitor, parking and workspace processes are still manual.
What you get

IoT & Smart Buildings

Sensor & hardware selection

Footfall counters, air quality, consumables, occupancy, cameras: chosen for your environment and budget.

Edge integration

Edge PCs or gateways that collect, buffer and forward data reliably, even with unstable networks.

Live operations dashboard

Every washroom, gate or zone on one screen, colour-coded by health, with drill-down to a single sensor.

Staff mobile app

Tasks pushed to cleaning and maintenance staff, with check-in, photos and escalation.

SLA reporting

Response times, usage patterns and service levels as exportable reports for you and your clients.

Modules for visitors, parking & workspaces

Modules on one platform, with one login and one data model, as we built them for Smart DigiBuild.

Our approach

IoT smart building software

  1. 01

    Site survey

We walk the site with your operations team and define what to measure and why.

  2. 02

    Pilot zone

Install sensors in one zone, prove the value with real data, adjust thresholds.

  3. 03

    Roll out

Scale to all zones and sites, train staff, integrate with your CAFM or ticket system.

  4. 04

    Optimise

Use the data to change rounds, staffing and consumables ordering.

From fixed rounds to demand-based operations

In a busy terminal, some washrooms are used ten times more than others. A fixed cleaning round wastes time where nothing is needed and arrives too late where it is. With footfall counters, odour and consumable sensors, our smart washroom management system shows the health of every washroom at a glance and sends cleaning staff where they are needed. Read more in how IoT improves facility operations.

One platform instead of ten dashboards

Most buildings already have sensors, but each vendor delivers its own portal. Smart DigiBuild, the platform we develop for Four Corners Technology (4CT), brings washrooms, visitors, parking and workspaces into one multi-tenant platform with a shared user model, one mobile app and one reporting layer.

Cameras that understand what they see

For parking and access control we use computer vision. Our ALPR system recognises licence plates in real time and alerts security when an unauthorised vehicle enters. See how plate recognition works.

Privacy by design

Footfall counters count people without identifying them, and camera data is processed with clear retention rules. We document every data flow for works councils and data-protection officers.

Frequently asked questions

  • Which sensors do you support?

We are hardware-agnostic. Anything that speaks MQTT, HTTP, Modbus or LoRaWAN can be integrated, and we recommend proven devices for new installations.

  • What happens if the internet connection fails?

The edge PC buffers data locally and forwards it when the connection returns. Critical alerts can also be triggered on site.

  • Can it integrate with our CAFM system?

Yes, through APIs or webhooks. Tasks and incidents can be synchronised with common CAFM and ticketing tools.

  • Is the system GDPR-compliant?

Footfall sensors are anonymous. Where cameras or personal data are involved, we implement data minimisation, retention rules and documentation for your DPO.

  • Do we have to build everything at once?

No. A modular platform starts with one module, such as washrooms or parking, and grows later without data migration.

  • How long does a pilot take?

Six to ten weeks including hardware installation, dashboard configuration and staff training.
